Commitment

This site is meant to be usable by everyone, including people who use a screen reader, a keyboard, magnification or other assistive technology.

The standard

The site is built to the Web Content Accessibility Guidelines (WCAG) 2.2 at Level AA. Every page was tested with automated accessibility checks against that standard at launch, on 3 October 2026, with no failures, and is retested whenever the site changes.

What that covers

• Every interactive control can be reached and used with a keyboard, with a visible focus indicator
• Text and background colors meet the contrast minimums, including text placed over photographs, which is measured from the actual image rather than assumed
• Every form field has a visible label, errors are explained in text, and the result of sending the form is announced to screen readers
• Interactive targets are at least 24 by 24 pixels
• Pages reflow to a 320 pixel wide screen without sideways scrolling, and text can be enlarged to 200 percent
• Animation is switched off for anyone whose device asks for reduced motion
• The contact form works with JavaScript turned off

Known limitations

Links to other websites, such as Topanga Property Management, lead to pages outside my control, whose accessibility may differ. Saving the contact card relies on your device's own contacts app.

Reporting a barrier

If anything on this site is hard or impossible to use, please tell me through the contact form, with the page and what happened. If the form itself is the barrier, it also accepts a short message from any other browser or device. Every report is treated as a defect to be fixed, and you will get a reply within two business days.
